Terms and conditions



The Agency is open all year and observes the following times:

"WINTER PERIOD" from 16 September to 30 April, open daily from 09.00 to 12.00 and from 3.30 pm to 6.00 pm (closed on Saturdays, Sundays and holidays). During this period check-in and check-out must be done at the office hours listed above. The customer who will be out of the next hour will be charged € 50.00.

"SUMMER PERIOD" from May to September 15, open every day from 09.00 to 12.30 and from 04.00 p.m. to 07.30 p.m. During this period check-in and check-out must be done at the office hours listed above. The customer who will be out of the next hour will be charged € 50.00.

In addition, if departures are made out of the following office hours based on seasonality, the security deposit will be returned on the first business day following bank check-out.



Reservation are considered definite only on receipt of the confirmation letter send immediately by the Agency after pre payment. This Agency reserves the right to refuse a deposit which reaches later than 7 days from the date on which an apartment has been provisionally reserved.


As prepayment the agency ask obligatory the 40% of the rent. This amount has  to be sent by postal order or  bank transfer


The balance of the rent and the extra charges must be paid to the Agency at the arrival. The agency  will accept only cash, or travel-cheque . When the due has to be paid  the Agency will  give the keys off the apartment reserved.


The deposit will never be refunded

For refusals, the guest has to communicate to the Agency by email or letter at least four weeks before the holiday’s start. The deposit will be used for a new reservation to make in the current  year or for the following


The delivery of the apartment must occur on the fixed day between 16.00 pm and 20.00 pm. If they have a delay, they must immediately inform the agency. If they don’t do it, the apartment is kept free until the following day at 10 a.m. then the agency can rent it . The apartments can be rented only from Saturday to Saturday for a minimum stay of 7 days.

At arrival the guest must produce, for the registration, one’s identity papers for him and for their family.


The agency request a caution for the good care of the flat off Euro 150,00 at the arrival. The caution will be return after an inspection of the apartment. In case off groups of young people or families with pets the caution ca be elevated to 500 Euro.


It is prohibited to accommodate more persons than stated in the contract. Small children count as adults in this respect. The agency can however, authorise, on request, one additional person on payment of a surcharge. Pets are allowed on our authorisation only in accordance with regulations and with a payment off a surcharge. Quiet is obligatory requested during the afternoon between 14.00 and 16.00 and during the night between 22.00 and 08.00 in the morning. Please don’t wear clogs or other wooden soled indoors. Referring to general rules( numbers off person, state off apartments use off bed lines, respect of quite, etc.) the agency staff reserves the right to enter in the apartments at any moment for inspection or reparation . In case of bad non observance the agency can rescind immediately the contract.


All apartment are equipped with necessary furniture: saucepans, crockery and cutlery, gas - stove, refrigerator, hot and cold running water, electricity 220 V. The use of the electric household appliances is not allowed. The guest is responsible for the furniture and the crockery. If the furnishing are broken or damage the Agency at departure reserve the right to take the money from caution. Deficits in the inventory and condition of the flat must be notified within 24 hour from the arrival. For each bed is available 1 pillow and 1 blanket. The bed-linen, table and kitchen cloths must be provided by the guests.  Mattress cover  and  pillow cover are not indented as bed lines ( on this case  agency reserve the right to ask euro 50,00) Please do not throw down the sink or WC object. Also please make sure that’s all sand is removed from beachwear before washing. The possible remove must be paid by the guest. For the losing of the keys, the guest must pay at the Agency the substitution of lock, the labour and all the copy of the keys. Apartments in which there are bicycles, agency is not responsible for eventual accidents due to persons or thinks. Client are responsible for the bicycle’s  damage or losses


In case of anticipated departures there will be no reimbursement. On the day of departure, the apartment must be left at 09.00 am, giving the keys at the Agency in the office hour to make our staff to control the flat. The Agency, at request, can authorize the departure in the middle of the night or out of the office hour, but in this case the caution will be retain and return thru post after control at the end off the saison. FINAL CLEANING HAS TO BE PAY OBBLIGATORY on the amount from Euro 50,00 to Euro 150,00 , based on the type off the apartment reserved. The flat even has to be left tidy, free from refuse, with the kitchenware washed and the refrigerator empty instead off the Agency will don’t return Euro 40,00.


The customer declares that he has received information from the APE in the course of the negotiations prior to the conclusion of this lease. And on requeset, it can have a copy of the APE of the apartments.


The  Agency is only an intermediary between proprietor and tenant. The Agency is not responsible for eventual breakages, accidents, delays or losses. The Agency is not responsible for circumstances a force-major. Each claim damages must be addressed to the flat’s owner through the agency. The Agency shall give its help to resolve the problems requests of compensation for damages must be agreed directly. For legal disputes is competent only the Court of Venice. The Agency reserves the right to substitute the booked flat in case of unforeseen circumstances, Sale, Natural damages or similar etc. The price are not binding for all apartments.. The request of a particular apartment ( number, floor, orientation, view etc.) will be notified but not guaranteed.  On receiving the contract the guest strictly accepts the above conditions
